An Informal Walk and Talk Inspection for the Buyer


The real estate market is super HOT right now! I don’t know about where you live, but here in Berkeley County, Jefferson County, Morgan County and many of the surrounding areas houses are moving quick, super quick. After speaking with a lot of real estate agents I have found that in many cases a lot of sellers are seeing multiple offers being submitted.

AWESOME FOR THE SELLERS, NOT SO AWESOME FOR THE BUYERS This is great if you are a seller but as a buyer it can become a bit overwhelming. A lot of the time buyers are submitting an offer on a house they love and they have no idea if their offer is going to be competitive enough to get the house! Many real estate agents and buyers are trying to find the best way to submit an offer they are comfortable with while still being competitive.

Wouldn’t it be nice if you could submit an offer and take the contingency of a home inspection off the table? 

Of course, in some cases this may not be possible because of many reasons such as funding, the home itself, the risk, the buyers personal situation among many other factors, but sometimes it is! I am not saying to run out there and take all the contingencies off your offer, be smart about it and do your research! Also, it is important to note that even if you do remove contingencies you still may not have your offer accepted, every situation is different. But, if you are a buyer and are considering removing a home inspection contingency from your offer you may sleep better at night if you have a walk and talk inspection done prior to writing up the offer.

So you might be thinking, what in the world is a walk and talk inspection? 

Well, it is pretty simple! It is exactly that! It is an informal inspection that has our home inspector with Ellingwood Pro come to a showing with you and simply walk through the house to chat about areas of concern and complete a rapid review of the home.

Normally it only takes about 1-2 hours! The walk and talk inspection doesn’t include a formal written report but it can definitely give buyers piece of mind before diving headfirst into a home! The nice thing about the home inspection is that you know you are having a licensed home inspector come into the home but it is in a very relaxed way so you feel as though you are just chit chatting with a friend. Another great benefit to the walk and talk inspection is that it is typically around half the cost of formal residential home inspection.

Buying a home is stressful and constantly putting in offers isn’t a trip to the spa either! So instead of slathering yourself in some extra eucalyptus and lavender oils, maybe try the walk and talk inspection to relieve a bit of stress when submitting your next offer! Haha, see what I did there!  In all seriousness, a walk and talk inspection is the perfect time to bring up questions and get answers from a home inspector without the formality to give you a baseline before jumping in to a home!
