Ellingwood Pro is now offering inspection packages! Our inspection packages are a wonderful way to save money by bundling the services we offer. Currently, we offer three inspection packages, and below is a description of what is offered within our packages, and what each package offers.
During a residential home inspection, our inspector will thoroughly inspect the interior, exterior, systems and appliances of the home. If you are interested in knowing exactly what is inspected, visit here.
Same Day Inspection Report
Once the inspection report is complete, both the client and their real estate agent will receive an email the same day as the inspection with their digital inspection report which also includes photos. Our easy to view reports can be viewed on both desktop and mobile devices making it super easy to view the results of your inspection, even when you are on the go. 60 Minute Post Inspection Consultation
After the home inspection is completed, we will take the time to walk through the home with you. During this time, our inspector will explain issues we found and answer any questions you have.
Seasonal Maintenance Checklist
Our inspector will provide you with a checklist to help you organize and prepare your home for each season.
Emergency Shut Off Tags
Our inspector will tag important shut off valves, such as your gas lines or water mains, to help you easily locate and identify them.
Wood Destroying Organisms (WDO) Inspection
During the Wood Destroying Organisms (WDO) Inspection, we will review and inspect the home’s interior and exterior for any confirmation of wood-destroying insects and wood-destroying organisms. This inspection will include a detailed Termites and Wood Destroying Organisms inspection report, known as the NPMA-33 documenting our findings. If left unnoticed and untreated, these insects and organisms can cause severe damage to your home.
Radon is an odorless, tasteless radioactive gas that can emit from the ground and build up in your home. It can be highly dangerous if it is not detected and can even lead to cancer if not taken care of right away. A radon test can help give homeowners peace of mind and can detect radon so precautionary measures or mitigation can take place.
Thermal Leak Detection Scan
A thermal leak detection scan inspects your home for proper insulation installment or energy leaks that we cannot see with the naked eye. For example, if heat was escaping around windows, doors, or attic accesses, it will show on the thermal scan.
Air Quality (Mold & Allergens) Testing
Air Quality Testing is important because even the smallest of leaks can cause mildew and mold, even after the leak has been fixed. During an air quality (mold & allergens) testing, our inspector will take samples of the air quality then send them off to a lab for testing. After the results are returned, usually within 3 days, we will share them with our clients right away and discuss solutions or refer them to mold remediation companies if needed.
Our inspector will come back to the home for a re-inspection to make sure any issues found during the initial inspection were properly repaired.
Video Explanation of All Defects
Along with the photos already included in our reports, our inspector will also provide videos detailing and explaining the issues that were found during the inspection.
Water Quality Testing
Our inspector will take a sample of the home’s water and send it to a lab for a quality test. This quality test will allow you to get a better understanding of how safe your water is. It will also help with the identification of germs, chemicals, or other contaminants, such as sewage, that could ultimately lead to illness.
