Our home inspection reports are digitally delivered the same day as your home inspection appointment.
We offer a 60-minute post-inspection consultation that can be conducted either on-site after the inspection or once the inspection report is completed and published, whichever is more convenient for you.
During this consultation, we will review the inspection findings with you in detail and provide you with a comprehensive report of our assessment. We will also address any questions or concerns you may have and make recommendations on who would be the best qualified person to further evaluate and repair the defect
We provide you with a checklist of maintenance tasks you should focus on around your home for each season.
During the inspection we will label each emergency shutoff with tags labeling if they are for Gas, Electric, Water, etc.

The “Buyer Backout Coverage” allows a buyer to back out of a home sale due to the home inspection, and Ellingwood Pro will conduct another standalone home inspection within 90 days from the initial inspection period at no additional cost to the buyer. Auxiliary services are not covered by the Buyer Backout Coverage, but it is possible to add them separately, and a 10% discount can be applied to all auxiliary services as a repeat customer.
The Air Quality (Mold and Allergens) test helps to ensure you have the best possible air quality in your home. Samples are taken to test to see if mold or other allergens are hidden in the walls or the air of the home. Results are typically received within 5-7 business days.
The Water Quality Testing meets FHA/VA requirements. The water sample is analyzed for various contaminants, such as Total Coliform, E. coli, Lead, Nitrate, Nitrite, and Turbidity, as well as Iron, Manganese, and pH. The corresponding water quality report will be issued within 7-10 business days and will compare the results to national standards. However, these test results are for informational purposes only and are not intended for regulatory compliance. Each test is for one outlet only, and redistribution to third parties is not allowed. The purchase includes lab fees, overnight return shipping and an electronic report.
A $50 Cleaning Credit towards a Premium Cleaning Package will be emailed after your inspection. Limited to select service areas: see if your home qualifies.

Customize Your Package
All of our inspection packages can be customized with add-on services to fit your specific needs — giving you the flexibility to get exactly the coverage you want. Wood-Destroying Organism (WDO) inspections are available as an add-on for all packages.

What's the difference between basic, advanced, and premium inspection packages?
All packages provide a thorough home inspection. The Advanced and Premium Packages include added services and reporting features to give you more insight into the property. The Premium Package combines the greatest number of extras at the best overall value.
Why should I choose the Premium Inspection Package?
The Premium Package is our most comprehensive option. It includes multiple add-on services bundled together at a discounted rate, giving you the most value and the most complete picture of your home.
Which package is best for me?
Most clients choose our Advanced Package for the right balance of insight and value, while others lean toward the Premium Package for the most complete inspection. Sometimes the best choice also depends on the terms of your contract and the timeframe you need results.
What area do you service?

Please note that some services, such as WDO (Wood Destroying Organism) Inspections and Pool & Spa Inspections, are not available in Tennessee.
Do all packages meet inspection standards?
Yes. Regardless of the package you choose, you will receive a detailed, professional inspection and report.
Can I add extra services to a package?
Yes. Any of our packages can be customized with additional services such as radon testing, water testing, pool and spa inspections, and more.
Do you offer multi-unit inspections?
Yes. We can inspect properties with up to 4 units. Anything over 4 units is considered a commercial building and is not part of our residential inspection services. For convenience, we offer a specific Multi-Unit Inspection option in our online scheduler, but we recommend calling us directly so we can assist with scheduling and ensure all details are covered.
